PCM meaning: what pcm means in rent

By Sam Kane · Last checked 5 October 2026

PCM meaning: “per calendar month”. A rent of £1,000 pcm means you pay £1,000 once a month, 12 times a year. If a rent is shown “pw” (per week), multiply it by 52 and divide by 12 to get the monthly figure.

The short version

What does pcm mean in rent?

PCM stands for per calendar month. The rent is charged once for each calendar month, so you pay the same amount in a short month like February as in a long one like March. You will see it on most UK property adverts and in tenancy agreements.

How to convert pw to pcm

There are 52 weeks in a year but only 12 months. So the right way is to turn the rent into a yearly figure first:

  1. Multiply the weekly rent by 52. This gives the rent for a year.
  2. Divide by 12. This gives the rent per calendar month.

Example: £250 pw × 52 = £13,000 a year. £13,000 ÷ 12 = £1,083.33 pcm.

Weekly rent (pw) Monthly rent (pcm)
£150 £650.00
£200 £866.67
£250 £1,083.33
£300 £1,300.00
£400 £1,733.33

Why “times 4” is wrong

If you multiply £250 by 4, you get £1,000. The real monthly cost is £1,083.33. That is £83.33 a month more than you expected, or £1,000 over a year. Always use × 52 ÷ 12 when you set your budget, or let our rent calculator do it for you. Our guide to how much rent you can afford helps you set a budget.

How to convert pcm to pw

Do the same in reverse: multiply the monthly rent by 12, then divide by 52.

Example: £1,200 pcm × 12 = £14,400 a year. £14,400 ÷ 52 = £276.92 pw.

This matters because deposits in England are set in weeks of rent. A holding deposit can be up to 1 week’s rent, and a tenancy deposit up to 5 weeks’ rent for most homes. You need the weekly figure to check you are not being asked for too much.

pa Per annum, which means per year

Four-weekly You pay every 4 weeks, which means 13 payments a year, not 12

Do I pay rent monthly or weekly?

Your tenancy agreement says how often you pay and on which day. Most private renters pay monthly.

In England, a private assured tenancy now runs from period to period, and each rent period can be no longer than a month. So you cannot be asked to pay rent quarterly or yearly in advance. Before you move in, a landlord in England can ask for no more than 1 month’s rent in advance, or 28 days’ rent if you pay weekly. Rules in Scotland, Wales and Northern Ireland differ. Common questions

What does pcm stand for?

Per calendar month. It is the amount you pay each month.

How many weeks is a calendar month?

About 4.33 weeks on average, because a year has 52 weeks and 12 months. That is why you should not multiply weekly rent by 4.

Is pcm the same as “per month”?

Yes. In UK property adverts, pcm and “per month” mean the same thing: a payment once each calendar month.

Does pcm rent include bills?

Not usually. Unless the advert or tenancy agreement says bills are included, expect to pay energy, water, broadband and council tax on top.

What does pppw mean?

Per person per week. It is common in student houses. Multiply by the number of people for the total weekly rent, or by 52 and divide by 12 for your own monthly share.
