100% mortgages in the UK: can you buy a home with no deposit?
By Sam Kane · Last checked 9 October 2026
Yes, a 100% mortgage in the UK is possible, but only a handful of lenders offer one and the rules are strict. A 100% mortgage lends the whole price of the home, so you need no deposit. Several are aimed at renters with a steady record of paying rent on time, and they often cost more than a mortgage with a deposit.
The short version
- A 100% mortgage lends the full price. You still need savings for fees, such as a solicitor, a survey and moving.
- A few lenders offer one. On 8 October 2026 these included Skipton Building Society, April Mortgages and The Hanley Economic Building Society.
- Family can help in other ways. Some lenders let a relative add their income or put savings aside as security, so you need no deposit of your own.
- The big risk is negative equity. You start owning none of the home outright, so a small fall in prices could leave you owing more than it is worth.
- Rates can be higher than for mortgages with a 5% or 10% deposit.
- Your rent record matters. Some lenders check your rent directly, and every lender reads your credit file.
What is a 100% mortgage?
When you buy a home, the lender looks at the loan to value, or LTV. That is the size of the mortgage compared with the price. A £200,000 home with a £10,000 deposit needs a £190,000 mortgage, which is 95% LTV. With no deposit, the mortgage is 100% LTV.
A no deposit mortgage does not mean buying costs nothing. MoneyHelper points out that you still need savings for the legal work, a survey, any fees and the move.
Which UK lenders offer 100% mortgages?
We read each lender’s own page on 8 October 2026. Products change often, so check with the lender or a mortgage broker before you rely on this.
| Lender and product | Deposit | Main rules on 8 October 2026 |
|---|---|---|
| Skipton Building Society, Track Record mortgage | None | Not owned a UK home in the last 3 years. Aged 21 or over. 12 months of rent paid on time in a row, within the last 18 months. Fixed for 5 years. Up to £600,000. England, Scotland and Wales. |
| April Mortgages, No Deposit mortgage | None | Fixed for 10 or 15 years. Household income of at least £24,000. Home worth more than £75,000. No flats or new builds. Only through a mortgage broker. |
| The Hanley Economic Building Society, 100% Mortgage for Renters | None | Asks for 12 months of rent history. Fixed for 5 years. |
| Accord Mortgages, £5k Deposit mortgage | £5,000 (up to 99% LTV) | First-time buyers only. Homes from £100,001 to £500,000. Fixed for 5 years. No new builds. Only through a broker. |
Accord’s mortgage is not quite 100%, but its £5,000 deposit is close.
How does the Track Record mortgage work?
The Track Record mortgage uses your rent history in place of a deposit. Skipton checks your rent with 12 months of bank statements, or with a letter from a letting agent that belongs to a professional body such as ARLA Propertymark. It may also ask for proof that you pay household bills. It does not use rent shown on your credit file to check this.
What counts is rent paid on time from an account in your name. Our guide to rent history and mortgages explains the other ways lenders can see your rent.
Can family help you get a mortgage with no deposit?
Yes. Some lenders let a relative help without giving you cash.
| Type | How it works | What the helper risks |
|---|---|---|
| Family savings as security | A relative puts savings in an account with the lender for a few years. Barclays’ Family Springboard asks for 10% of the price, held for 3 years, then paid back with interest if you keep up your payments. | If you fall behind, the lender can keep the savings. |
| Joint borrower sole proprietor | A relative joins the mortgage so their income counts, but only you own the home. | They are fully responsible for the mortgage payments, but own no part of the home. |
| Guarantor | A relative agrees to pay if you cannot. | They must pass the lender’s checks and could have to pay your mortgage. |
These options put real risk on the person helping you, so both of you should take independent advice first.
What are the risks of a 100% mortgage?
Negative equity
Equity is the part of the home you own outright. With a 100% mortgage you start with none. If prices fall even a little, you owe more than the home is worth. That is negative equity, and it matters most if you need to sell in the first few years.
Higher rates and fewer choices
MoneyHelper says there are fewer 100% mortgages than 90% or 95% ones, and rates can be higher. A bigger loan also means more interest overall.
Getting stuck when the deal ends
When a fixed rate ends, you usually move to the lender’s standard variable rate, which is often much higher. If you still owe close to the home’s full value, you may find few new deals. April’s 10 and 15 year fixes delay this, but it charges a fee if you switch to another lender during the fixed period.
Who might a 100% mortgage suit?
A 100% mortgage could suit you if:
- you can afford the monthly payments, but saving a deposit while paying rent is hard
- you have a steady income and plan to stay in the home for many years
- you have savings for the costs of buying and for emergencies
It may not suit you if you might move soon, if your income is uncertain, or if you could save a 5% deposit within a year or two. Our guide to how much deposit you need for a house has the sums. A deposit opens up more lenders and usually lower rates. For small deposits, read about the mortgage guarantee scheme, which backs loans with a 5% deposit. Deposit Unlock, which did the same for new build homes, closed to new buyers in April 2026.
How does your rent record help?
Your rent can help in two separate ways.
- Lenders that check your rent directly. Skipton and The Hanley look at 12 months of rent history. Skipton’s proof comes from bank statements or a letting agent letter.
- Your credit file. Every lender checks your credit file, kept by agencies such as Experian, Equifax and TransUnion. Skipton also asks that you kept up all your credit payments in the last 6 months, so your credit file still matters even when rent history replaces the deposit.
Experian says lenders may see reported rent as a sign you are more likely to pay them back, and its 1,250 score includes reported rent. Report My Rent can add your rent payments to your Experian, Equifax and TransUnion credit files each month, so every lender that reads your file can see them. Read what credit score you need for a mortgage for what else lenders check.
How to get ready for a no deposit mortgage
- Pay rent from your own account, by standing order, to your landlord or agent.
- Keep 12 months of bank statements and your tenancy agreement.
- Keep up every credit payment and check your credit file for mistakes.
- Save for the costs of buying, even with no deposit.
- Speak to a mortgage broker. Some 100% mortgages are only sold through one.

Common questions
Can you get a mortgage with no deposit in the UK?
Yes, from a small number of lenders. On 8 October 2026, Skipton, April Mortgages and The Hanley Economic Building Society each offered a 100% mortgage. The rules are strict and change often.
Do I need a guarantor for a 100% mortgage?
Not usually. Skipton and The Hanley use your rent history instead. Guarantor and family mortgages are another route if you do not qualify.
Is a 100% mortgage a good idea?
It can be, if you can afford the payments and plan to stay put. Weigh the risks of negative equity and higher rates against saving a small deposit.
Which banks offer 100% mortgages?
On 8 October 2026, Skipton Building Society, April Mortgages and The Hanley Economic Building Society each offered one, and Accord offered a mortgage up to 99%. Products change often, so ask a mortgage broker before you rely on this.
What is the Skipton Track Record mortgage?
A 100% mortgage for people aged 21 or over who have paid rent on time for 12 months in a row in the last 18 months. Skipton checks this with bank statements or a letter from a letting agent, not your credit file.
