Does rent history help you get a mortgage?
By Sam Kane · Last checked 9 October 2026
Your rent history can help you get a mortgage, but only if a lender can see it. Lenders see it in two ways: on your credit file, if your rent is reported to the credit reference agencies, or in your bank statements, if the lender asks for them. Experian says lenders may see a history of on-time rent as a sign you are more likely to pay them back.
The short version
- Rent does not show on your credit file on its own. Someone has to report it to a credit reference agency.
- Reported rent appears on your Experian, Equifax and TransUnion credit files, which mortgage lenders read when you apply.
- Experian says lenders may see on-time rent as a good sign, and Experian counts reported rent in its credit score.
- Some lenders check your rent directly. Skipton’s Track Record mortgage uses 12 months of rent history in place of a deposit.
- Start early. Report My Rent reports from when you join, not before. Each payment shows on your credit file the month after you pay it.
- Income, spending and your deposit still matter most in how much a lender will lend.
Do mortgage lenders look at rent payments?
Every lender checks your credit file when you apply for a mortgage. Your credit file is a record that agencies such as Experian, Equifax and TransUnion keep about how you manage credit and bills.
Your rent is likely your biggest bill. But unless it is reported, your credit file does not show it. A lender may see your phone contract and a credit card, but not years of rent paid on time.
That matters most if you have a “thin” credit file, which means there is very little on it. Many renters have never had a loan or a credit card, so a lender has little to go on. Our guide to the credit score you need for a mortgage explains what else lenders check, and our guide to rent and your credit file explains how credit files work.
When rent is reported, it becomes part of your credit file like any other account. Experian says a lender looking at your application may view a history of on-time rent payments as a positive factor. Equifax says reported rent appears in the reports it gives to lenders, and that rent gives lenders a more rounded view of a renter.
How does rent get onto your credit file?
There are two routes.
| Route | Who reports | Does your landlord need to agree? |
|---|---|---|
| Your landlord or agent reports it | Some larger landlords and letting agents report rent, for example through Experian’s Rental Exchange | Yes. It only works if your landlord takes part |
| You report it yourself | A rent reporting company reads your rent payments from your bank account, with your permission | No. Your landlord is not involved |
Report My Rent is the second kind. You connect your bank account, read-only, through Open Banking. We find your rent payment, you confirm it, and we report it to Experian, Equifax and TransUnion each month. You keep paying your landlord exactly as you do now.

Which lenders use rent history for a mortgage?
Most lenders do not have a special mortgage for renters. They read your credit file, so rent that is reported there forms part of their normal checks.
A few lenders go further and use your rent record as part of the decision itself.
Skipton’s Track Record mortgage
Skipton’s Track Record mortgage lends up to 100% to people who have paid rent on time for 12 months in a row in the last 18 months. Skipton checks this with bank statements or a letting agent letter, not your credit file. Our 100% mortgage guide has the full rules.
For this mortgage, what counts is rent paid on time from an account in your name, where a bank statement shows it clearly.
A mortgage broker can tell you which other lenders take rent history into account. The list changes, so ask when you are ready to apply.
Can rent history replace a deposit?
Only with a few mortgages, like the Track Record mortgage. Most mortgages still need a deposit of at least 5% of the price. Read our guide to 100% mortgages for the lenders that offer them.
A 100% mortgage needs care. You start with no equity, which is the part of the home you own outright. If house prices fall, you could owe more than the home is worth. Our renter to first-time buyer guide explains deposits, the costs of buying and the government schemes that can help.

How to make your rent history count
- Pay rent from your own bank account. A payment from your account, in your name, is the easiest for a lender or a rent reporting company to check.
- Pay by standing order or Direct Debit. The same amount on the same day each month makes the pattern clear.
- Pay your landlord, agent or housing provider directly. Rent paid to a housemate, partner or family member does not count, and Report My Rent cannot use it.
- Keep your tenancy agreement. It shows how much of each payment is rent, which helps if your payment also covers bills.
- Report your rent. That adds it to your Experian, Equifax and TransUnion credit files, where lenders look.
- Check your credit file before you apply. Fix mistakes, such as an old address.
- Tell your broker about your rent record. They can match you with lenders that value it.
Common questions
Does paying rent improve my chances of getting a mortgage?
It can. Rent reported to Experian, Equifax and TransUnion shows lenders that you pay a large bill on time. Some lenders also check your rent through your bank statements. Lenders also look at your income, spending and deposit.
Do I need my landlord’s permission to report my rent?
No. With a rent reporting company that reads your bank account, your landlord is not involved and does not need to agree.
How many months of rent history do lenders want?
It depends on the lender. Skipton’s Track Record mortgage asks for 12 months in a row of on-time rent within the last 18 months.
How does Skipton check your rent for the Track Record mortgage?
With 12 months of bank statements, or a letter from a letting agent that belongs to a recognised body. Paying rent from your own account by standing order makes this easy to show.
Does council or housing association rent count?
Yes. If you pay rent from your own bank account, you can report it in the same way as private rent. If your landlord already reports it, the agencies remove the duplicate themselves.
How long does it take for rent to show on my credit file?
With Report My Rent, each rent payment shows on your Experian, Equifax and TransUnion credit files the month after you pay it. Our guide to how long rent reporting takes explains more.
